Let´s imagine you are looking at 3 different plots of land in Almería, in the middle of the countryside by some woods. There are other houses nearby, so everything looks fine. The estate agent in who's car you're sitting says that everything's fine, that you can easily get permission to build.
You believe him (or her) and you make the deposit and begin to think of the wonderful villa you're going to build there. You wait for completion at the Notario, and sign off on the purchase. Then, you find out that in order to build, you need an architect. So you find one and he says fine, but then goes silent. He did the background checks on the plot and has found that it is "Borde Serrano" in the "Plan general" and that this means that you will not legally be allowed to build anything. Ever.
We've had all too many of these cases unfortunately. Most of them, with a bit of caution, could have been avoided.
The old maxim applies, if it looks too good to be true, it probably is.
So, next time you're in the middle of nowhere with an Estate Agent, before doing anything rash, please give us a call, and we'll look at it for you, to check that you're allowed to build on it.
It might well turn out to be the best 300 EUR you ever spent!
